Selling a home is more than putting a sign in the yard and uploading photos. My role is to help you understand your property, prepare it for the market, position it strategically, and guide you through each step from our first conversation through closing.
1 | Understanding Your Home
We’ll start with a property walk-through. I want to learn about your home—not just the bedrooms and square footage, but its improvements, condition, special features, location, and the things you’ve loved about living there.
2 | Comparative Market Analysis (CMA)
I’ll prepare a personalized CMA using relevant recent sales, current competition, market activity, location, property features, and other factors that may affect value. A CMA helps us make an informed decision about where your home fits in the current market and how to position it for buyers.
3 | Preparing for the Market
Not every home needs a long list of projects before selling. We’ll talk about what may be worth addressing, what may not be necessary, and how to present your home in its best light without automatically spending money where you don’t need to.
4 | Working With Title
Title is an important part of a successful transaction. Title professionals research the property’s ownership history and identify items that may need attention before closing, such as existing liens or other title matters. Getting ahead of potential issues can help create a smoother transaction once a buyer is under contract.
5 | Marketing Your Property
Your home deserves more than simply being entered into the MLS. We’ll create a marketing plan based on the property and the buyers most likely to be interested—including photography, property information, online exposure, open houses and additional marketing when appropriate.
6 | Offers → Closing
When offers arrive, I’ll help you understand more than the purchase price. We’ll review financing, contingencies, timelines, inspection terms, closing costs and other important details. Once you accept an offer, I’ll stay involved throughout the transaction, coordinating with the buyer’s agent, lender, title/escrow and other professionals through closing.
